Lease terms

This is a 12-month lease. First month's rent and a security deposit equal to one month's rent are due at signing. Renter is responsible for all utilities, including gas, electric, water, sewer, garbage, and internet/cable. Renters insurance with at least $100,000 in liability coverage is required for the full term, with the owner listed as an interested party. No smoking of any kind inside the home, garage, or anywhere on the property. Pets are considered per the pet policy listed above, subject to approved type, size limits, and monthly pet rent; service and assistance animals are exempt from pet restrictions and fees. Tenant is responsible for routine yard and landscaping upkeep and regular HVAC filter replacement, and for keeping the home clean and in good condition. Owner handles major repairs and systems maintenance. Qualified applicants generally have gross monthly income of at least 3x rent, satisfactory credit, and positive rental history. A credit and background check is required.
