Utility & Maintenance Responsibilities Tenant Utilities: The Tenant is responsible for the setup and payment of all lawn maintenance, water, electricity, and gas services. HOA Dues: All Homeowners Association (HOA) fees are the sole responsibility of the Landlord. Damage & Reporting Policy Tenant Liability: Any damage to the property caused by the tenant, guests, or invitees is the financial responsibility of the tenant. This includes, but is not limited to: Water damage resulting from negligence. Wall damage, such as dents or holes exceeding the size of a quarter-inch coin. Prompt Reporting: To prevent further property degradation, tenants must report any damages or necessary repairs to the Landlord within 24 to 48 hours of discovery. Move-Out Requirements Cleaning Fee: Upon the termination of the lease, the tenant agrees to pay a professional cleaning fee to restore the property to its move-in condition. Texas Rental Selection Criteria In accordance with Texas Property Code, all applicants will be evaluated based on the following standardized criteria: Criminal History: Review of past public records. Previous Rental History: Verification of references and past lease compliance. Current Income: Evidence of stable and sufficient monthly earnings. Credit History: Evaluation of creditworthiness and financial responsibility. Application Accuracy: Any failure to provide complete or truthful information on the application form may result in immediate denial.
