The building is very clean and well maintained. Walkable, bikeable neighborhood. Plenty or restaurants, bars, museums, grocery stores (King Soopers, Whole Foods, Safeway, Trader Joes) parks and much more within easy access. Building Amenities include an indoor swimming pool (that has recently been refurbished) and hot tub. On site laundry (pay with credit card or coin), large capacity, $1.00/wash $1.00/dry (1 hour). Well-equipped fitness center. Unit includes one reserved garage space parking and open deck parking on a first come first served basis for residents and guests. Ample parking and rarely completely filled up. There is also an approximately 4 x 6 foot storage locker in the basement level. Trash disposal included (via trash chute on each floor) Recycling disposal included. Building WiFi included (4 gig approx. available reliably. If you have special needs for work or play, you might want a private connection. Google Fiber and Starry are two of the popular options). You pay ONLY unit electric which will run you less than $45/month with typical power usage. AC and Heat are included. We include an invitation to ALL residents for social events. Tenants are also allowed to reserve the party room facilities as applicable. There is a beautiful garden/patio area on the west exit of the building. It's a very warm and welcoming community. Each applicant will need to submit payment of $45.00 to pay the cost of a standard Employment, Rental History/Reference check, and criminal history check. We WILL contact employment and rental references. The Lessor has complete discretion in interpreting the information gleaned from these reference checks. You can be assured that any issues regarding the unit will be addressed immediately.

Lease includes ALL utilities except unit electricity ($35 to $45/mon) Building Wifi included. Cable, landline or third party internet services are responsibility of leasee. Leasee must comply with all rules associated with the HOA of the condo association. Dog (1) will be considered. If accepted, a $500, non-refundable deposit will be required and a $25/month pet rent will be required. Sorry but, no cats. The Condo Building has a one time (per leasee(s)) Move-In deposit of $500. Leasor will pay this fee. However, should the leasee vacate the property before the term of the lease, the Move-In fee shall be prorated and deducted from the deposit. If leasees are a roommate situation, and a roommate chooses to move out, the same shall apply to that roommate. Additionally, any new roommate shall be required to be approved and will have to pay another $500 move in fee.
