Lease terms

No smoking or vaping is allowed on the premises. Tenant responsibilities: Pay for all utilities-water, electricity, Internet... Maintain the lawn. Keep the property clean both inside and out. Pet policy: Allowed pets - subject to Pet Screening Dog-only policy. We welcome well behaved dogs under 40 pounds, at least two years old and spayed or neutered. Proof of age, current vaccinations and sterilization must be provided before move in. Dogs must be licensed if required by local authorities. No cats or other animals (except assistance animals described below). Maximum number of pets. The household may keep up to two approved dogs. Each dog must be listed by name and description in the lease's pet addendum. $75 per month and a $250 non-refundable pet cleaning fee and $300 pet damage deposit Tenant responsibilities Dogs must be house trained, kept on a leash or within a fenced yard when outdoors, and may not be left unattended for extended periods. Tenants must clean up pet waste, prevent excessive barking, and ensure their pets do not disturb neighbors. Tenants are responsible for all pet related damage. Damage costs will be deducted from the $300 pet security deposit and any additional cost from general security deposit; tenants remain liable for repairs that exceed both deposit.
