Lease Terms & Conditions Lease Length: A 12-month lease agreement must be signed. Move-In Costs: First month's rent, last month's rent, and a security deposit are due upon approval, as well as pet deposit. Rent: $3,400 per month. Utilities: Tenant is responsible for all utilities, including water, electricity, gas, and internet. Utilities must remain active for the duration of the lease. Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease. Smoking Policy: Absolutely no smoking inside the home or garage. Parking: Parking is only permitted in the 2-car garage or driveway. Street parking is not allowed per community rules. Property Care: Tenants must maintain the home and yard in excellent condition. Alterations: Tenants are not permitted to paint, remodel, or make any changes to the home. If any alterations are made, tenants will be responsible for restoring the property to its original condition at their own expense. Subleasing: Subleasing or assigning the lease to another party is strictly prohibited.
