Lease Terms & Conditions Lease Length: A 12-month lease agreement must be signed. Move-In Costs: First month's rent, last month's rent, and a security deposit are due upon approval, as well as pet deposit. Rent: $3,400 per month. Utilities: Tenant is responsible for all utilities, including water, electricity, gas, and internet. Utilities must remain active for the duration of the lease. Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease. Smoking Policy: Absolutely no smoking inside the home or garage. Parking: Parking is only permitted in the 2-car garage or driveway. Street parking is not allowed per community rules. Property Care: Tenants must maintain the home and yard in excellent condition. Alterations: Tenants are not permitted to paint, remodel, or make any changes to the home. If any alterations are made, tenants will be responsible for restoring the property to its original condition at their own expense. Subleasing: Subleasing or assigning the lease to another party is strictly prohibited. Early Termination: Breaking the lease requires continued rent payments of $3,400/month plus all utilities until the lease ends or a new tenant is secured. Security Deposit: Refundable at move-out, provided no damages are found beyond normal wear and tear. Pets: Cats and small dogs under 30 lbs permitted., maximum of 2 pets. $250 non-refundable pet fee per pet applies. Right of Entry: The landlord reserves the right to enter the property at reasonable times for inspections, necessary repairs, or to show the home to prospective tenants if lease is broken, Except in emergencies, landlord will provide tenant with at least 24 hours' notice before entering the property.
