Property Policies & Included Amenities To ensure a comfortable and well-maintained home for all parties, the following policies and responsibilities shall apply throughout the lease term. 1. No Pets Pets of any kind are **not permitted** on the property unless prior written approval is provided by the Owner. Unauthorized pets may constitute a violation of the lease agreement. 2. Utilities The Owner will provide and pay for the following utilities: * Water * Natural Gas * Electricity The Owner will cover utility costs up to a combined maximum of 500.00 per month**. Any utility charges exceeding the $500 monthly allowance will be the responsibility of the Tenant and must be reimbursed to the Owner upon request. 3. Furnished Home The property is leased **fully furnished** and includes: * Furniture * Major appliances * Kitchen essentials * Internet service All furnishings and appliances shall remain on the premises and must be returned in substantially the same condition, excluding normal wear and tear. The Tenant is responsible for any damage caused beyond ordinary use. 4. Cleaning Fee A **one-time, non-refundable cleaning fee of $450.00** is due as specified in the lease agreement. This fee covers standard professional cleaning after the Tenant vacates the property. Excessive cleaning or damage beyond normal wear and tear may result in additional charges. 5. Smoking and Vaping **Smoking, vaping, or the use of any electronic smoking devices is strictly prohibited inside the home.** Evidence of smoking or vaping indoors may result in additional cleaning, deodorization, repair charges, and may constitute a violation of the lease. 6. Garage Parking The Tenant will have access to the attached garage with parking available for **up to two (2) vehicles**. The garage is intended for passenger vehicles only unless otherwise approved by the Owner. 7. Lawn Care Routine lawn maintenance and landscaping services will be provided by the Owner at no additional cost to the Tenant. The Tenant agrees to provide reasonable access to the property for scheduled lawn maintenance. 8. HVAC Air Filter Maintenance The Tenant is responsible for maintaining the HVAC system by replacing the air filter **once every month** throughout the lease term. Failure to replace the air filter regularly may result in damage to the HVAC system. The Tenant may be held financially responsible for repair costs resulting from neglected filter maintenance. 9. General Care of the Property The Tenant agrees to maintain the home in a clean, sanitary, and well-kept condition and to promptly report any maintenance issues that could cause further damage if left unaddressed.
