Earlier move-in may be negotiable. APPLICATION AND MOVE-IN REQUIREMENTS Prospective tenants are responsible for completing the online rental application and paying the applicable application or screening fee. Rental history, references, employment, and income information must be provided and are subject to verification. Security deposit: at least one month's rent. Tenant must obtain renters insurance before move-in and maintain active coverage throughout the entire lease term. This is a non-smoking property. Pets are permitted with landlord approval and an additional pet fee. Pet restrictions may apply. TENANT MAINTENANCE RESPONSIBILITIES Report maintenance concerns, leaks, damage, or other property issues promptly so they can be addressed before additional damage occurs. During freezing weather, the thermostat must be maintained at no less than 40 F to help protect the home's plumbing. All exterior faucets must remain properly covered from October 15 through April 15 and during any freezing-weather conditions. The lawn irrigation system must operate two times per week, with all zones scheduled for no more than 25 minutes per zone during each watering cycle. Irrigation activity may be monitored through the property's smart irrigation system. The irrigation system will generally be shut down from October 15 through April 15, subject to weather conditions and applicable watering restrictions. Landlord will provide and/or replace the HVAC air filters. Filters must be replaced at least once every two months. Tenant must provide reasonable access when replacement is needed. UTILITY AND CONNECTIVITY RESPONSIBILITIES Tenant is responsible for establishing and maintaining electric service with a retail electricity provider selected by the tenant. Tenant is responsible for establishing and maintaining water, sewer, and applicable utility services through the City of The Colony Utility Department. All utility application fees, deposits, identification requirements, and account-opening requirements are the tenant's responsibility and are subject to the utility provider's current policies. Additional property-care procedures and seasonal instructions will be reviewed with the tenant before move-in and included in the lease or property addendum.
