We do not use a property management company. *Tenant Screening Criteria & Reusable Screening Report Policy As part of our application process, we want to make sure you have all the information you need. Below are our tenant screening criteria and our policy on reusable tenant screening reports: Screening Criteria: We screen all applicants based on the following criteria. Please note that meeting these criteria does not guarantee approval: 1. Income: Applicants must have a monthly income of at least three times the monthly rent amount. Income verification may include pay stubs, tax returns, or other documentation. 2. Credit History: Applicants should have a credit score of at least 700. A lower score may be considered with additional documentation or a higher security deposit. 3. Criminal Background Check: We conduct criminal background checks on all applicants. Convictions related to violent crimes, sexual offenses, or crimes involving drugs or theft may result in denial. 4. Rental History: Applicants must have a positive rental history, including no evictions. We will contact previous landlords for references. 5. Pets: Pets are allowed with an additional pet deposit and subject to breed restrictions. *Reusable Tenant Screening Report Policy: Will we accept a reusable tenant screening report? - No, we will not accept a reusable tenant screening report from a third-party screening company.
