Lease terms

Tenant is responsible for all utilities and deposit with first month's rent. Lessee shall be responsible for damages caused by negligence & that of his family or intitees and guests. Lessee shall not paint, paper or otherwise redecorate or make alterations to the premises without proper consent of lessor. Occupants: Premisis shall be occupied by only one family and subletting is not allowed. Pets: No pets allowed Smoking: The apartment and porch are smoke free environments for residence and guests Drug Use: Not permitted - no exceptions and use will violate your agreement immediately. Storage: Tenant is reponsible to keep the porch space clean and outside walkway clear. No storage on deck. Use shed provided for storage. Nothing is to be added to outside fenced area as rugs or decorations. Parking: Please park left and right of the center as we leave it open for the business downstairs. Noise: Tenants to maintain low volume during business times of 9 to 5 for downstairs business tenants. Trash pick up: Trash must be taken out every Wednesday night and returned promptly early Thursday morning. No dumping of large items in front of building or lot. Please alternate with other tenants to pick up trash from parking lot & side yard . Rent Due: Rent is due on the first of every month in the amount of $1,250 with a $15.00 credit for water bill making your payment $1,235 for adjusted total. There is a grace period for the first 5 days and after 5 days an additional 5% or $62.50 would be added. After 5 days a 10% late fee would apply or $125.00 to be added. The lease is for 1 year or 12 months. Once tenant vacates with a 30 day notice, property will be inspected for damages & cleanliness and once inspection is passed a refund will be issued within 2 weeks and showing any charges made against deposit by lessee. Maintenance: Lessee shall be responsible to maintain replacement of heat and air filters and replaced monthly with any light bulbs and water filters as needed. Attorney's Fees: The renter will be obligated to pay all costs, including but not limited to reasonable attorney fees if the debt is turned to an attorney for collection
