Lease terms. 12-month lease; $2000 security deposit (held in an interest-bearing DC escrow account). One pet per home welcome (refundable $500 pet deposit + $34/mo pet rent) assistance animals are not pets and are always accommodated. No smoking. Renter's insurance required. We evaluate every applicant using the same criteria, consistent with the DC Human Rights Act and DC tenant-screening law. Please review before applying. Income & employment. Verifiable household income of about 3x the monthly rent (pay stubs, offer letter, or benefit/award letters). If you use a housing voucher or other rental subsidy, the income standard applies only to your share of the rent, and the voucher counts as income. Credit. We look for a generally favorable credit history, with attention to items directly relevant to tenancy such as unpaid rent or utility balances. We do not deny based solely on a credit score or a lack of credit history. Rental history. About two years of verifiable rental or ownership history and a positive reference from a prior landlord. We do not consider eviction filings that did not result in a judgment for the housing provider, sealed eviction records, or records older than three years. Identity & application. Government-issued photo ID and a completed application for each adult (18+) who will live in the home. Application fee. $50 per adult applicant, covering the third-party credit/background screening. Refunded within 14 days if we do not screen your application. No other fees are due before lease signing. Equal Housing Opportunity.
