Lease Description Welcome to your new home at 7700 Creekbend Drive! This charming Townhome offers a comfortable and convenient living experience in the heart of Houston. Lease Duration: Lease term: Month to Month Option to renew: Yes Move in date: Nov 7th. 2024 Rent and Fees: Monthly Rent: $1000 Security Deposit: $1000 (refundable based on move out condition) Application Fee: $20 (nonrefundable) Late Fee: $50 (charged after 2 days past due) Payment Method: Payments can be made through Venmo, PayPal, direct deposit, etc. Utilities: Landlord Covers Electricity, Gas, Water, Trash, Internet, Water, Trash, Lawn Care, etc. Policies: Quiet Hours Quiet Time: Quiet hours are from 10 PM to 7 AM on weekdays and 11 PM to 8 AM on weekends. Please be respectful of noise levels during these hours. Parties/Gatherings: Any gatherings must end by 11 PM, and noise should be kept at a reasonable level at all times. Shared Common Areas Cleanliness: Each tenant is responsible for cleaning up after themselves in shared spaces like the kitchen, living room, and bathroom. Chore Schedule: A weekly cleaning schedule will be created to rotate tasks like taking out the trash, vacuuming, and wiping down surfaces. Personal Items: Please keep personal items (dishes, shoes, etc.) out of common areas when not in use. Guests Guest Policy: Guest Policy: Guests are allowed for not more than one night at a time. If you wish to have a guest stay longer, please seek permission in advance. For any additional nights for a guest without advanced notice, the room member will be charged $25 per day. Guest Conduct: You are responsible for your guest's behavior and ensuring they follow house rules. Parking Assigned Parking: If there are assigned parking spaces, stick to your designated spot. Street parking may be available as an alternative. Guest Parking: Guests must park in designated guest spots or street parking to avoid taking up tenant spaces. Maintenance and Repairs Routine Maintenance: Tenants are expected to notify the landlord of any needed repairs or maintenance issues as soon as they arise. Emergency Repairs: In case of emergencies like plumbing leaks or electrical issues, contact the landlord immediately. Damage Responsibility: Tenants are responsible for any damages caused by themselves or their guests beyond normal wear and tear. Pets Pet Policy: No Pets Allowed Smoking Smoking Policy: Smoking is prohibited indoors. Smoking is only allowed outside in designated areas and must be disposed of properly. Subletting Subletting Prohibited: Subletting is not allowed without prior written consent from the landlord.
