Lease terms

Rent includes all utilities and one parking space. No additional fees. Move in costs: First month's rent ($2,600) + security deposit ($2,600). Both are due at lease signing. Keys available July 1. Early move in may be possible, contact us for details. - Month to month tenancy at will. Rent may be subject to future increases with 30 days notice. - No pets allowed. - Security deposit will be refunded at move out if the unit is left clean, undamaged, and in good condition. - Quiet hours: no loud music, parties, or disturbances after 10 PM. - Tenants must maintain cleanliness and hygiene and treat the property with care. - Report any leaks, damages, or issues to the owner immediately. - Any painting, wall color changes, nails, or modifications require owner approval. - Violations of hygiene, excessive noise, or property damage may result in a 30 day notice to vacate. - Smoking or vaping inside the unit or on the property is strictly prohibited. Violations may result in a 30 day notice to vacate. - Lease terms and rent are subject to change with a 30 day written notice. - This is a month to month tenancy. If you plan to move out, please provide more than 30 days' notice. - Move out notices under 30 days may result in loss of part or all of the security deposit. - Tenants must notify the owner immediately of leaks, damages, or safety issues. Failure to report may result in charges. - One parking space included. No additional vehicles without owner approval. No blocking other vehicles. - Tenants must dispose of trash properly and keep common areas clean. No leaving trash outside the unit. - All utilities are included. Excessive or abusive use of utilities may result in additional charges. - Renter's insurance required. Proof must be provided before move in. - Any illegal activity on the property is strictly prohibited and may result in immediate termination of tenancy. - Guests may stay no more than 14 consecutive days. Longer stays require owner approval.
