Lease terms

Lease duration is for one year. Owner pays for garbage and sewer. Renter pays for electric and water. Renter is required to hold renters insurance for $100,000 at all times. The cost for this varies depending on the insurer and if paying annually or monthly. It is typically about $20 a month - less if paid annually. Smoking is NOT allowed in the building or outdoor porch areas. This will be strictly enforced as it is a requirement of the owner's insurance policy. Free parking is available in the well-lighted parking lot across the street. A well behaved and well-kept dog is negotiable provided it has no negative history (pet screening, pet addendum and additional pet deposit required). Note that the yard area is not fully fenced so Renter must have the means to walk the dog regularly. No subletting allowed. There will be a $35 Zillow application fee and credit check per adult applicant. To be considered, you must have an excellent rental history, good credit (670+) and an appropriate combined income level (3:1). This is a 1035 square foot apartment and the third bedroom is small - no more than 5 occupants (including children) will be accepted.
