Lease terms

This lease agreement is for a fixed term of 12 months, during which rental payments of $3875.00 are due on the first day of each month. A security deposit equivalent to one month's rent will be collected upfront. A $100. late fee will apply if rent is not paid within three days of the due date. The tenant is responsible for covering the costs of electricity, internet, and water. The property is strictly for residential use, and smoking is prohibited. Tenants must handle routine upkeep and may not make modifications to the property without prior written approval from the landlord. A 60-day written notice is required to terminate the lease. Additionally, the tenant must maintain renter's insurance for the duration of the lease. A more detailed lease agreement, including all terms and conditions, will be provided to the renter upon approval. Eviction proceedings may be initiated if the tenant fails to pay rent within 10days of the due date or after receiving a written notice demanding payment. Eviction may also occur for significant lease violations, such as unauthorized alterations, subleasing without permission, property damage, or engaging in illegal activities on the premises. The landlord reserves the right to pursue legal action and recover costs associated with the eviction process.
