Lease terms

Minimum 12-month lease preferred. Tenant is responsible for all utilities, including electricity, water/sewer, gas, internet/cable, and trash service. Landscape maintenance is covered by HOA/landlord. Tenant is also responsible for keeping the property, yard, driveway, and exterior areas clean and in good condition. First month's rent and security deposit are due before move-in. Security deposit amount will be based on the lease term and in accordance with North Carolina law. Rent is due monthly on the 1st day of each month. No smoking or vaping inside the home or garage. Pets may be considered on a case-by-case basis with prior written approval and any applicable pet fee, pet rent, or pet deposit. Unauthorized pets are not permitted. All adult occupants must complete an application and pass background, credit, income, employment, and rental history screening. Minimum income requirement and credit/rental history will be reviewed as part of the approval process. Tenant must comply with all HOA rules, neighborhood restrictions, parking rules, noise rules, and local ordinances. Subleasing, short-term rentals, Airbnb/VRBO use, and business use of the property are not allowed without prior written approval. Tenant is expected to maintain the property in good condition, promptly report maintenance issues, and be responsible for damage caused by tenant, occupants, guests, or pets beyond normal wear and tear. Renters insurance is required before move-in.
