Move-In Requirements & Lease Terms Lease Duration: 6-month short-term lease. Move-In Costs: First month's rent, last month's rent, and a security deposit of $1,795. Tenant Responsibilities & Property Rules To ensure the home remains in excellent condition, applicants should note the following rental criteria: Utilities: Tenant is responsible for 100% of utilities, including garbage and trash removal. All accounts must be transferred into the tenant's name immediately upon occupancy. Pet Policy: Strict no-pet policy. Animals are not permitted in or around the premises without prior written approval. Smoking Policy: Strict non-smoking and non-vaping property. Smoking or vaping of any substance is completely prohibited anywhere on the premises. Routine Maintenance: Tenant handles minor day-to-day upkeep, including replacing light bulbs , smoke alarm batteries , and changing the A/C filters every 2 months. Tenant is also responsible for maintaining the lawn/shrubs , washer, dryer , dishwasher , and garbage disposal. Property Care Inspections: The landlord conducts a routine interior walkthrough every three months to ensure the home and climate control systems are being properly maintained. A minimum of 24 hours' advance notice will always be provided.
