//Property tour is required before application. Will invite for application if interested after tour// Monthly rental includes public area maintenance, water, sewer and garbage. Renter is responsible for electricity and internet. Renter is responsible for any interior maintenance, like lighting fixture update, house keeping supplies etc. Renter is responsible for damage, repair and replacement of any of the appliances/electronics devices comes with the rent, including but not limited to: The Samsung TV, NETGEAR model, NEST Pro router, fridge, microwave, dishwasher, stove, washer, dryer. Unless any condition worth attention has been identified and coordinated with landlord before signing of contract. Renter is responsible for any damage caused to the home during the time of the rent. No smoking allowed. No pets allowed. Tenant shall carry out periodic maintenance to keep the home tidy and clean. Tenant shall utilize their rental insurance for claims on property damage, temporary living etc. in the case of any condition causing the unlivable condition of the home. Minimum terms of rental is 1 year. Renter need to provide income validation showing 3 times of the monthly rental less of any debt (any mortgage, loans, credit card payment etc. ) Rental application are subject to Owner's review and approval. Types of information will be accessed to conduct the tenant screening: 1)job offer or employment statement 2)past 3 month's paystub 3)W2 of past year 4)formal credit report from Equifax, Transunion or Experian 5)criminal record 6)civil record 7)eviction record Criteria may result in denial of the application: Not full-time employed Credit score less than 740+ Gross annual income less than $102,600 History of eviction, civil record, criminal record, misconduct
