Lease terms

1. Lease Term The maximum lease term for the Premises shall be two (2) years. Any renewal or extension beyond this period shall require the Landlord's written consent and the execution of a new lease agreement. 2. Utilities The Tenant shall be solely responsible for the payment of all utility services supplied to the Premises, including but not limited to gas, electric, and water. The Tenant agrees to establish and maintain all utility accounts in their own name for the duration of the lease term. 3. Renter's Insurance The Tenant is required to obtain and maintain a valid renter's insurance policy throughout the term of this Lease. Proof of coverage must be provided to the Landlord prior to occupancy and upon each policy renewal. The policy must include liability coverage in an amount deemed reasonable by the Landlord. 4. Exterior Maintenance & Property Care The Tenant shall be fully responsible for the general maintenance, care, and grooming of all exterior areas of the Premises, including but not limited to lawn mowing, edging, leaf removal, and maintaining the overall appearance of all landscaping and outdoor spaces. The Tenant shall ensure that any existing sprinkler or irrigation system remains operational during appropriate seasonal periods. The Tenant shall also be responsible for all snow and ice removal, including but not limited to driveways, walkways, steps, and any access areas, and must perform such removal in a timely manner in compliance with local ordinances. For clarity, the Tenant assumes full responsibility for all exterior upkeep, groundskeeping, landscaping care, and property maintenance. The Landlord bears no responsibility for any exterior maintenance. 5. Security Systems Camera surveillance systems are installed on the property for general monitoring and security purposes. The Tenant may, at their own expense, assume control of the existing security alarm system, provided such use does not interfere with the building's camera operations or the Landlord's access to common areas. 6. No-Smoking Policy Smoking of any kind including but not limited to tobacco, marijuana, and electronic cigarettes (vaping) is strictly prohibited within the interior of the Premises, including basements, attics, and garages. The Tenant shall ensure that all occupants, guests, and invitees comply with this policy. Violation of this provision constitutes a material breach of the Lease and may result in termination.
