Lease terms

Renter is responsible for all utilities (gas, electricity, water and garbage). First and last month's rent and security deposit is due at signing. No smoking allowed. Small pets (cat or dog, up to 35 pounds) are permitted. Any damage attributed to the pet(s) will be paid for promptly by Renter. No color changes to the house inside and out unless approved by Leaser. If color changes are made, it is the responsibility of the Renter to revert the color back to its original color unless approved by Leaser. It is the responsibility of the Renter to maintain the front and back yard the duration of the lease. No blocking access to shared driveway. No sublet of guests allowed. Any changes to number of occupants must be submitted in writing and approved by Leaser. A 1-year lease is required with option to renew. Annual visit required by Leaser to review house maintenance needs will be scheduled in writing immediately following first year of Lease or at discretion of Leaser.
