# Lease Terms & Conditions: * Lease begins on the agreed-upon start date. * Lease renewals or month-to-month extensions require written agreement by both parties. **Rent** * Monthly Rent: 3,600** * Rent is due on the **1st of each month**. * Rent must be paid electronically or by another method approved by the landlord. **Late Fees** * A **5-day grace period** applies. * A 50 late fee** will be charged if rent is not received by the end of the grace period. Additional late fees may apply. **Security Deposit** * Security Deposit: 3,600** * The deposit may be used for unpaid rent, excessive cleaning, damages beyond normal wear and tear, unpaid utilities, or other allowable charges. **Utilities** * Tenant is responsible for electricity, gas, water, sewer, trash, internet, cable, and any other utilities serving the property. * Landlord pays HOA dues. **Occupancy** * Only individuals listed on the lease may reside in the home. * Guests staying longer than 14 consecutive days require prior written approval. **Maintenance & Repairs** Tenant agrees to: * Keep the property clean and sanitary. * Promptly report maintenance issues or damage. * Replace HVAC filters every 60 90 days. * Replace smoke detector batteries as needed. * Help prevent plumbing clogs by proper disposal of waste. * Be responsible for repairs resulting from negligence or misuse. The landlord is responsible for major systems and repairs due to normal wear and tear. **Landscaping** * Tenant is responsible for maintaining the landscaping, including mowing, trimming, weed control, watering, and monitoring the irrigation system. * Damage to landscaping due to neglect may be deducted from the security deposit. **Pets** * No pets without prior written approval. * Approved pets may require a pet deposit and/or monthly pet rent. * Tenant is responsible for all pet-related damages. **Smoking** * No smoking or vaping of any kind is permitted inside the home, garage, or other enclosed areas. **Alterations** * No painting, installing fixtures, mounting TVs, changing locks, or making alterations without prior written approval. **HOA Rules** * Tenant agrees to follow all HOA rules and community regulations. * Any fines resulting from tenant violations are the tenant's responsibility. **Parking** * Parking is limited to the garage and driveway unless otherwise permitted by the HOA or local regulations. **Renters Insurance** * Tenant must maintain renters insurance with a minimum of 100,000** in personal liability coverage and provide proof of insurance upon request. **Illegal Activity** * Illegal activity is strictly prohibited and is grounds for lease termination. **Subleasing** * Subleasing, lease assignment, and short-term rentals (including Airbnb or similar services) are not permitted without written approval. **Landlord Access** * Landlord may enter the property with proper notice as required by Arizona law for inspections, repairs, maintenance, or to show the property to prospective tenants or buyers. **Move-Out Requirements** Before vacating, tenants must: * Remove all personal belongings. * Leave the home in clean condition. * Return all keys, mailbox keys, garage remotes, and access devices. * Repair any tenant-caused damage beyond normal wear and tear. * Professionally clean the home and carpets, if required by the lease. Failure to meet these requirements may result in deductions from the security deposit. **Early Termination** * Early termination requires written approval from the landlord. Tenant remains responsible for obligations under Arizona law, including any applicable fees and rent due until lease obligations are satisfied or the property is re-rented. **Default** * Failure to pay rent, maintain the property, follow HOA rules, or comply with the lease may result in default and termination of the tenancy in accordance with Arizona law.
