Lease terms

Due at lease signing: $1,975 refundable security deposit $350 non-refundable cleaning fee Due prior to move-in date: $1,975 first full month's rent + any proration of partial month rent if moving in prior to the first of the month. That's $4,300 total due by move-in. Initial payments can be made by cash, cashier's check or Zelle. Subsequent monthly rent can be paid by cash, cashier's check, personal check, Zelle, or ACH through our payment portal. Credit cards are not accepted for rent or security deposit. Should you have a pet we agree to, a non-refundable pet fee of $350 per pet is charged in addition to security deposit and cleaning fee, and is due at lease signing. Pet rent is an additional $75 per month, per pet. A one-year lease will be offered to qualified candidates. Tenant pays all utilities (SRP Electric, City of Phoenix Water/Trash). Zillow applications are accepted, but decisions are not made from Zillow applications. Please do not purchase a Zillow application solely to apply for this property. House will be shown to those who have completed the internal application. A $40 per person in-house background check/credit check fee charged ONLY to those who are being considered for a lease. Minimum household verifiable income of 2.5x rent is required. Income from all adult applicants (and all verifiable sources) is considered towards the minimum requirement. $1,975 x 2.5 = $4,937.50/mo or $59,250 per year/$1,140 gross per week. Minimum household verifiable income will be recalculated if pet rent is applied. Absolutely no smoking inside the house.
