Lease terms

Rent: $1,900/month, due on the agreed due date each month through Zillow Payments. Lease Term: 12-month lease. Late Payments: Timely rent payments are required. Late fees and any applicable enforcement actions will be assessed in accordance with the lease. Utilities: Tenant is responsible for all utilities unless otherwise specified. Smoking: No smoking, vaping, or use of tobacco products is permitted inside the home. Smoking is permitted outdoors only. All smoking-related waste must be properly disposed of. Illegal Drugs: The use, possession, manufacture, or distribution of illegal drugs or controlled substances on the property is strictly prohibited. Violations may constitute a material breach of the lease and may result in enforcement actions, including lease termination, as permitted by law. Property Care: Tenant agrees to maintain the home in a clean, sanitary, and well-kept condition, including the yard, and promptly report any maintenance concerns. HVAC Filters: HVAC filters MUST be replaced every 60 days. Replacement filters may be delivered to the property upon request for the applicable service fee, or tenants may install equivalent filters themselves. Property Inspections: Management reserves the right to conduct at least one scheduled property inspection during each 12-month lease term, with proper notice as required by Arizona law. Landscaping & Weed Control: Management will coordinate scheduled pre-emergent and post-emergent weed treatments. Tenants will receive advance notice of scheduled visits and are responsible for routine yard upkeep between treatments. Parking: Garage and driveway parking only unless otherwise approved. No inoperable, abandoned, or unregistered vehicles on the property. Pets: Pets are subject to approval and applicable lease terms. HOA: HOA dues are paid by the owner. Tenant agrees to comply with all applicable HOA rules and community standards. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage upon request. Alterations: No alterations, painting, mounting, satellite dishes, or permanent fixtures may be installed without prior written approval. Subleasing: Subleasing, short-term rentals, or Airbnb-style rentals are prohibited without prior written approval. Communication: All maintenance requests should be submitted in writing through the designated management contact unless it's an emergency.
