This is an industrial style basement apartment. Tenant will be the only one using the apartment kitchen and bathroom. One bedroom with double bolt locks, private bathroom, kitchenette and private apartment entrance through the back. BY PRIVATE I MEAN THAT YOU WILL NOT HAVE ROOMATES. Yet, the owner lives on second floor and will have access to basement storage rooms, boiler, water main and gas rooms as well as electrical panels as needed. Your 100% private space will be your room. The owner will have access to kitchen and bathroom for inspection purposes but the tenant will be the only one with a DAILY access/use. Please, understand that this is not an entire apartment rental. The current tenant is leaving because he/she expected the entire apartment rental for 850.00 a month. That is not the case. It is a room in the basement with a kitchen and bathroom that the owner does not use but will have access to it when needed. The apartment/room will be available July 2nd. Unless the current tenant is able to move out before that date. The house is a 5 min. walk to Providence College in the Elmhurst neighborhood. The pictures show furniture but it was a prior tenant's furniture. The apartment is rented unfurnished. I have a kitchen table and chairs and some other furniture, if needed. Included: cooking gas, water and electricity allowance of $100.00 per month. Tenant pays for: 1. Electricity if she/he exceeds the 100.00 heating allowance. The apartment heating runs on electricity. It has energy efficient and the healthiest electrical baseboard in the market. 2. Overnight parking permit. It is $100.00 a year for residents and $200.00 for non-residents. There is plenty of parking on both sides of the main street on Academy Ave. 3. Tenant may choose to pay an additional $30.00 for internet or pay for their own wireless internet tower. Landlord is looking for a tenant/housemate with a similar lifestyle: --Clean, quiet and polite --do minimal cooking --minimal guests The owner is particularly sensitive to strong smells (cooking smells) and noise. Since this falls under the one room tenancy: No overnight guests Single occupancy. Have a full time job or be a full time student Screening Criteria: 1. A low credit score is not a problem as long as there are no recent delinquent or unpaid accounts in collections and no current past due accounts. 2. Having a misdemeanor on your record is not a problem as long as it is not a recent one. 3. Having an eviction or a rent judgment is an immediate disqualifier
