PRICE REDUCED Lease Duration Initial lease term: 12 months. Renewal: Available month-to-month or 12-month renewal (with 60 days' notice required for termination) Requirements Income: 3x rent. In addition to the $50 non-refundable application fee (which covers our third-party screening through TransUnion SmartMove), we strongly recommend that every applicant also provide a recent full credit report from AnnualCreditReport. This free report (one per year from each of the three major bureaus) helps us: Resolve any discrepancies between SmartMove scores and traditional credit scores Make a faster and fairer final decision Better understand your complete credit history Providing this report is voluntary, but applicants who do so typically receive quicker decisions. Rent & Fees Application Fee: $50 per adult (non-refundable, covers screening) Monthly Rent: $1,900 (due on the 1st of each month) Security Deposit: $1,900 (refundable, subject to move-out inspection) Security Deposit & Move-In: The Security Deposit and first month's rent are due upon execution of this Lease Agreement. The Tenant and Landlord agree up the move-in date [e.g., MM-DD, 202x]. If the Tenant fails to take possession of the premises on or before the agreed move-in date (or within any agreed extension), this shall constitute a material breach of the Lease. In such event, Landlord may retain the Security Deposit (and any other funds paid) to cover Landlord's damages, including but not limited to lost rent, advertising costs, and re-renting expenses. Any remaining balance will be returned to Tenant within 30 days. Late Fee: $50 if rent is not received by the 5th of the month Eviction Process: Eviction proceedings will begin on the 10th of the month if rent remains unpaid Returned Payment Fee: $35 Early Lease Termination / Lease Break Penalty If the tenant breaks the lease early (before the end of the 12-month term), the tenant will be responsible for a two-month penalty. This penalty equals two months' rent and is in addition to any unpaid rent, damages, or cleaning costs. The tenant remains responsible for rent until a new tenant is found or the two-month penalty is paid, whichever occurs first. Pet Policy Cats and dogs are allowed with prior written approval (maximum 2 pets). No dangerous or aggressive dog breeds are permitted. Restricted Breeds (including mixes): Pit Bull / American Staffordshire Terrier / Staffordshire Bull Terrier, Rottweiler, German Shepherd, Doberman Pinscher, Akita, Chow, Cane Corso, Siberian Husky, Alaskan Malamute, Great Dane, Mastiff, and any other breed or mix commonly considered high-risk or dangerous. One-time non-refundable pet fee: $300 per pet Monthly pet rent: $25 per pet All pets must be vaccinated and house-trained. Proof of breed and vet records required. Service animals and Emotional Support Animals are exempt from pet fees and breed restrictions with proper documentation. Renters Insurance (Mandatory) Tenants must maintain active renters insurance throughout the entire lease term. Minimum coverage required: $100,000 liability + personal property coverage. Proof of insurance (declaration page) must be provided prior to move-in and upon renewal. Policy must name the landlord/LLC as an "additional interested party" or "additional insured." Landlord is not responsible for any damage or loss to tenant's personal belongings. Utilities & Services Tenant is responsible for all utilities: electricity, gas, water, sewer, trash, and internet/cable. Landlord covers: None (no utilities included) Property Policies Smoking: No smoking allowed inside the home or garage. Parking: Driveway parking for up to 4 vehicles. No street parking long-term. Lawn/Yard Maintenance: Landlord handles mowing and basic yard care. Maintenance Requests: Submit via Zillow or text/email. Landlord responds within 24 48 hours for non-emergencies. Guests: Long-term guests (more than 14 days) must be approved in advance. Subletting/Airbnb: Not allowed without written permission. Attic & Crawlspace: No tenant access. Areas for maintenance purposes only.
