Lease terms

Lease Duration Initial lease term: 12 months Renewal: Month-to-month or 12-month renewal available (60 days' written notice required for termination) Requirements $50 non-refundable application fee per adult (covers third-party screening) Income: Combined gross monthly income must be at least $5,100 (3x rent) non-negotiable Credit Score & Security Deposit: 650 or higher Standard security deposit of 1 month's rent ($1,700) 600 to 649 Increased security deposit of 2 months' rent ($3,400) Below 600 Requires a qualified co-signer (minimum credit score of 700 + verifiable income to meet the 3x rent requirement on their own) Rental History: No evictions in the past 3 years Due at Signing Applicable security deposit (based on credit tier) + prorated first month's rent + Pet Deposit Rent + Fees Monthly Rent: $1,700 (due on the 1st of each month) Application Fee: Apply through Zillow Late Fee: $50 if rent is not received by the 5th Returned Payment Fee: $35 Eviction Process: Proceedings begin on the 10th of the month if rent remains unpaid Early Lease Termination / Lease Break Penalty If the tenant breaks the lease early (before the end of the 12-month term), the tenant is responsible for a two-month penalty ($3,400). This is in addition to any unpaid rent, damages, or cleaning costs. Tenant remains responsible for rent until a replacement tenant is found or the penalty is paid. Pet Policy Cats and dogs allowed with prior written approval (maximum 2 pets). No dangerous or aggressive breeds (including mixes): Pit Bull, Rottweiler, German Shepherd, Doberman, Akita, Chow, Cane Corso, Husky, Malamute, Great Dane, Mastiff, etc. One-time non-refundable pet fee: $300 per pet Monthly pet rent: $25 per pet All pets must be vaccinated and house-trained. Proof of breed and current vet records required. Service and Emotional Support Animals are exempt with proper documentation. Renters Insurance (Mandatory) Tenants must maintain active renters insurance with minimum $100,000 liability coverage for the entire lease term. Policy must list the Irois Forest Legacy Holdings, LLC as an "additional insured." Proof required before move-in and at renewal. Utilities & Services Tenant responsible for all utilities: electricity, gas, water/sewer, trash, internet/cable. Landlord covers none. Property Policies Smoking: Not allowed inside the home or garage Parking: Driveway (up to 4 vehicles). No long-term street parking Lawn/Yard: Landlord handles mowing and yard care Maintenance Requests: Submit via Zillow or text/email (24-48 hour response for non-emergencies) Guests: Long-term guests (more than 14 days) require prior approval Subletting/Airbnb: Not allowed Attic & Crawlspace: Tenant access prohibited (maintenance use only) Move-In / Move-Out Available: Immediately (4/25/26) Prorated rent: Yes Move-out: Property must be returned in broom-clean condition.
