Lease terms

1. Tenant responsible for paying all utilities (gas, electricity, water, trash, internet) 2. Renter's insurance (Minimum $100K) required as allowed by law 3. Trained pets (max 2 pets) allowed with a fee 4. No smoking allowed 5. Rent $2795/ month without pet fee (Rent is due by 5th of each month, preferred Zelle) 6. Deposit 1 month rent in advance, without the pet deposit (Security deposits must be paid promptly upon lease signing, typically within 24 hours) 7. At least 12 months lease, and can be extended if both parties agree. We are looking for a great tenant who will treat this home as their own. 8. If Tenant breaks the lease without giving 1 month's notice to the landlord, deposit will be forfeited. 9. During move out, we expect the home to be in same condition as when it was rented. If Any additional cleaning/painting is required, the outgoing tenant will incur the fee which will be deducted from the deposit.
