Lease terms

Lease Term: 12 months. Utilities are not included in rent. Tenant is responsible for establishing and paying for all utilities serving the property, including electricity, natural gas, water, sewer, trash, internet, cable, and any other utility services. Tenant is responsible for maintaining the yard, including lawn care, weed control, watering/irrigation, and snow removal as needed. No pets permitted. No smoking or vaping is allowed inside the home, garage, or on the property. Occupancy is limited to approved tenants listed on the lease. Long-term occupants not listed on the lease are not permitted without landlord approval. Tenant is responsible for routine maintenance and upkeep of the property, including replacing light bulbs, changing HVAC filters, keeping the property clean and sanitary, and promptly reporting maintenance issues or repairs needed. Renter's insurance is required throughout the lease term. Tenant must maintain an active policy covering personal property and liability and provide proof of coverage upon request.
