Use of the adjoining partially fenced field on the southern side of the property for livestock only. No additional structures outside listed below of any kind may be installed, constructed, or placed on the property without the Landlord's prior written consent. This includes, but is not limited to, sheds, pools, play structures, or similar improvements. Animals Require landlord approval Landscaping & Yard Maintenance Tenants may install plantings with prior approval from the Landlord for any substantial landscaping changes. Reasonable requests will generally be approved. Tenant is responsible for: Regular mowing and edging of the yard Maintenance of the fence line Care of the newly planted trees along the southern border of the property Keeping the yard and adjoining lot free of rubbish, debris, and personal items (including toys and equipment) Ensuring the grass in the field is maintained to reasonable level Appliances & Maintenance Responsibilities Tenant is responsible for maintenance and repairs to the refrigerator, washer, and dryer during the lease term. Tenants must replace both HVAC air filters and any required water filters every sixty (60) days. Receipts must be retained and provided upon request or in the event of HVAC system or well pump repairs. Failure to provide receipts may result in Tenant being responsible for related repair costs. Basement Condition The basement is leased in its current ("as-is") condition. The landlord is not responsible for any issues related to the basement. Insurance Requirement Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage upon request.
