1: How many adults and kids will occupy the property? All adults (18+) need to be in the lease. 2: Does tenant understands that lease excludes in law suite (746 west LA Canada Ave, Mountain House, CA, 95391) which is permanently occupied by landlord, who comes on and off, but reserves the right to stay full time? 3: Does tenant agree to landlords request for minimal usage of nails in the walls for hanging pictures. Alternate & safe hanging mechanisms available in stores may be used. Kids should refrain from making lines on the walls even though paint is semi-gloss. 4: Does tenant agree to landlords request that Tenant must carry renter's insurance to protect tenant from any such loss or damage and provide a copy to landlord 5: Does tenant agree to landlords request to not use or have waterbeds on the Premises unless: (i) Tenant obtains a valid waterbed insurance policy; 6: Does tenant understand that landlord maintains home warranty yearly through Fidelity. Pest control, washer, dryer, water heater & refrigerator are covered. Service fee of $80 to be paid by landlord for each service visit 7:Does tenant agree to landlords request that left side driveway / casita backyard will be used by the landlord for RV/Car parking. The tenant is welcome to use this parking when the owner is absent. 8: Does tenant understand that all communication with the landlord is to be done through electronic means. Tenant shall not sublet all or any part of Premises. 13: Does tenant agree to landlords request to change / maintain air filter (six months), smoke detector (batteries, Light bulbs) etc. Tenant agrees to inspection of whole house after every 6 months, during day hours & 48 hour notice. Ensures safety. 14: Does tenant agree to landlords request that the security deposit shall not be used by the tenant in lieu of payment of last month's rent.? 15: Tenant will not get any clients in the house for any home business. Please provide consent. 16: Does tenant understand that Landlord reimburses tenant $150 every month for utilities (water, electricity, sewer, gas & garbage) of in-law suite, no matter he is here or not.. So adjusted payment of rent by tenant would be 3900 - 150 + 75(landscaping share) = $3825/ month ? 17: Rent shall be electronically deposited directly into the landlord's account. Rent is due on the 1st of every month and is late after the 5th of every month. Late fee: $200 per month. Please provide consent. 18: After end of the lease, apart from normal wear and tear, tenant will bear expense of tile/grout & steam cleaning of carpet (approx $500) & move out cleaning ($400). Current receipts will be provided. Pls provide consent.
