Tenant must comply with parking rules, noise restrictions, trash procedures, move-in scheduling, pool/gym policies. HOA fines caused by tenant violations will be charged to tenant. Tenant to provide proof of renter's insurance $100,000 liability coverage and tenant responsible for personal property losses. Only approved occupants may reside in unit longer than specified guest limit of 10 consecutive days. Tenant to comply with HOA quiet hours 10 PM 7 AM. Landlord prohibits: Criminal activity, drug manufacturing/distribution, disturbances affecting neighbors and other HOA policies. Lease break fee (2 months rent) Tenant may not paint, mount TVs, Install fixtures, alter structure, appliances, electrical or plumbing. without written approval by the landlords.
