Lease terms

Tenants are responsible for all utilities unless otherwise specified. Lawn maintenance is the tenant's responsibility, including mowing, edging, weeding, and maintaining landscaping in good condition. Pool maintenance is the tenant's responsibility, including routine cleaning, chemical balancing, and keeping the pool in safe, sanitary condition throughout the lease. The home includes Wi-Fi equipment that will remain active solely for the landlord's use to monitor and maintain smart irrigation controls and pool equipment notifications. This connection is not provided as a tenant amenity and should not be disconnected, reset, or modified. Tenants are responsible for obtaining their own internet service for personal use. No smoking or vaping is permitted inside the home. Pets are subject to landlord approval and may require an additional deposit and/or monthly pet rent. Tenant must maintain renter's insurance with a minimum of $100,000 liability coverage throughout the lease term. No subleasing or short-term rentals (including Airbnb or similar platforms) are permitted without the landlord's prior written consent. Any maintenance issues should be reported promptly to help prevent further damage. Tenants are responsible for replacing HVAC air filters regularly (recommended every 2 3 months or as needed) and keeping the property clean and in good condition. Alterations, painting, satellite dish installation, or mounting heavy fixtures require prior written approval from the landlord. The property must be returned in substantially the same condition as received, excluding normal wear and tear.
