# Residential Lease Terms and Rental Policies These Lease Terms and Rental Policies are incorporated into and made part of the Residential Lease Agreement. Failure to comply with these policies constitutes a violation of the Lease Agreement. ## 1. Rent Payments * Monthly rent is due on the first (1st) day of each month. * Rent shall be paid in the manner specified by the Landlord. * Any applicable late fees shall be governed by the Lease Agreement and applicable California law. ## 2. Initial Payments Before receiving possession of the property, the Tenant shall pay: * First month's rent. * Last month's rent. * Security deposit as specified in the Lease Agreement. Keys, garage remotes, access devices, and possession of the property will not be provided until all required funds have been received and cleared. ## 3. Utilities Unless otherwise specified in writing, Tenant is solely responsible for establishing and maintaining all utility services in Tenant's name and paying all associated charges, including but not limited to: * Electricity * Natural gas * Water * Sewer * Garbage and recycling * Internet * Cable or streaming services * Telephone * Any other utility or communication services used by the Tenant Utilities shall remain active throughout the tenancy. ## 4. Prompt Reporting of Maintenance Issues Tenant agrees to promptly notify Landlord of any maintenance issue, malfunction, damage, or condition that may affect the property, including but not limited to: * Water leaks * Plumbing problems * Roof leaks * Electrical issues * Heating or air conditioning failures * Appliance malfunctions * Pest infestations * Broken windows or doors * Mold or moisture concerns * Smoke or carbon monoxide alarm problems * Safety hazards Failure to promptly report issues that result in additional damage may make Tenant responsible for damages to the extent permitted by law. Emergency situations that threaten life or significant property damage shall be reported immediately. ## 5. Property Inspections To help maintain the property in good condition, Landlord reserves the right to conduct inspections in accordance with California law. Inspections may include: * Scheduled periodic inspections. * Random inspections when reasonably necessary. * Move-in inspection. * Move-out inspection. * Maintenance inspections. * Repair follow-up inspections. * Insurance inspections. * Property marketing inspections near the end of the lease. * Any other lawful inspection permitted by California law. Except where California law permits otherwise (such as emergencies), Landlord will provide the legally required advance written notice before entering the property. Tenant agrees to provide reasonable access. ## 6. Property Care Tenant agrees to: * Keep the property clean and sanitary. * Properly dispose of trash and recycling. * Prevent mold by maintaining reasonable ventilation. * Replace HVAC filters if required by the Lease. * Keep drains free from misuse. * Maintain landscaping if assigned under the Lease. * Avoid any activity that causes unnecessary wear or damage. ## 7. Alterations Tenant shall not: * Paint walls. * Install fixtures. * Replace locks. * Mount televisions or heavy objects. * Make structural changes. * Install satellite dishes or antennas. without obtaining Landlord's prior written approval. ## 8. Occupancy Only persons listed on the Lease Agreement may occupy the property as their residence. Guests staying beyond the period permitted in the Lease require Landlord's written approval. ## 9. Pets No pets shall be permitted unless specifically approved in writing by Landlord. Approved pets must comply with all lease requirements. ## 10. Smoking Smoking or vaping of any substance is prohibited inside the dwelling, garage, and any enclosed structures unless otherwise authorized in writing. ## 11. Illegal Activities Tenant shall not engage in any illegal activity on the property. Any unlawful conduct that materially violates the Lease may constitute grounds for termination as permitted by law. ## 12. Repairs Caused by Tenant Tenant is responsible for the cost of repairs resulting from: * Negligence * Misuse * Abuse * Unauthorized alterations * Failure to promptly report maintenance issues Normal wear and tear is excluded. ## 13. Insurance Tenant is strongly encouraged (or, if required by the Lease, agrees) to maintain renter's insurance covering: * Personal property * Personal liability * Temporary living expenses Landlord's insurance does not cover Tenant's personal belongings. ## 14. Move-Out Requirements Upon vacating, Tenant shall: * Remove all personal belongings. * Remove all trash and debris. * Return all keys, remotes, and access devices. * Leave the property in reasonably clean condition, ordinary wear and tear excepted. * Notify Landlord of the forwarding address. Cleaning or repair costs beyond ordinary wear and tear may be deducted from the security deposit as permitted by California law. ## 15. Communication Tenant shall promptly notify Landlord of: * Changes in phone number * Changes in email address * Emergency contact information * Extended absences from the property exceeding seven (7) consecutive days ## 16. Compliance with Law Tenant agrees to comply with: * All applicable federal, state, county, and local laws. * HOA rules, if applicable. * Fire safety regulations. * Building safety requirements. ## 17. Entire Agreement These Lease Terms and Rental Policies supplement the Residential Lease Agreement. If any provision conflicts with applicable California law, the applicable law shall control while the remaining provisions remain in effect.
