Lease terms

Tenant pays for electric/internet if lease is over 6 months. Short term lease (under 6 month), utilities/internet are paid by the Owner. Owner pays an electric charge of up to $100 per month. Tenant is responsible for electric charges in excess of $100 per month. Depending on the off-season (summer) and In-Season (highest winter), rates vary: Rent is prorated to the number of Nights rented. Monthly Rate average of 30.5 days per month. HOA approval required of rental application and charges $150.00 non-refundable application processing fee to be paid directly to the Association. There is an exit cleaning charge of onetime $180.00 on each rental. Deposit of the first half of the total rent is due upon reserving time/signing of the lease. Balance of the second half is due 60 days before rental begins. Following collected -the total rent, taxes, fees, and refundable security deposit. Cancellation Policy: Once a rental agreement is executed, cancellation policy is strictly enforced. If a rental is canceled after a rental agreement is executed, every effort to rent the unit to another party is made. If a replacement rental agreement is executed for the same term and rate, refund to your amount paid minus a re-booking fee of 10% of the total rent. If a replacement rental agreement is executed for a lower rate or shorter term, you will be refunded in the amount paid minus the difference between the original total rent and the replacement total rent, minus a re-booking fee of 10% of the original total rent. No smoking allowed. No smoking on premises including lanai. No Pets. Last month's rent due at signing.
