Smoking: Smoking and vaping are prohibited inside the home and attached garage. Lawn Care & Snow Removal: Tenant is responsible for routine backyard lawn maintenance and snow/ice removal from walkways and driveway. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term and provide proof of coverage prior to move-in. Late Rent: Rent not received by the due date may be subject to a late fee as specified in the lease and permitted under applicable Kansas law. Maintenance: Tenant agrees to promptly report maintenance concerns. Landlord will maintain the property as required by the Kansas Residential Landlord and Tenant Act. Tenant is responsible for damage caused by the tenant, occupants, guests, or pets beyond ordinary wear and tear. Entry: Landlord or property management company may enter the property with reasonable notice and at reasonable times, except in emergencies or as otherwise permitted by law. Occupancy: Occupancy is limited to the individuals listed on the lease unless otherwise approved in writing by the landlord. Compliance: Tenant agrees to comply with all applicable federal, Kansas, Wyandotte County, and Kansas City, Kansas laws, ordinances, HOA rules (if applicable), and the terms of the lease agreement.
