Lease terms

* Lease Term: 12-month lease. * Rent: $2200 per month, due on the 1st of each month. * Security Deposit: $2200. * Late Fee: $100, if rent is not received by the date specified in the lease. * Returned Payment Fee: $35, for returned checks or rejected payments, as permitted by Arizona Law. * Utilities: Tenant responsible for electricity, gas, water, sewer, trash, internet, and other specified utilities. * Pets: Pets subject to landlord approval. Pet deposit of $500 per animal. * Smoking: No smoking or vaping inside the residence. * Occupancy: Only approved tenants and authorized occupants may reside at the property. * Subleasing/Short-Term Rentals: No subleasing, Airbnb, VRBO, or similar use. * Yard Maintenance: Tenant responsible for routine front- and backyard maintenance, including watering, weeds, and general cleanup. * Property Condition: Tenant must maintain the property in a clean and sanitary condition and promptly report needed repairs or damage. * Alterations: No painting, construction, installation of fixtures, or other material alterations without written landlord permission. * Entry: Landlord may enter as permitted by Arizona law. * Renters Insurance: Tenant required to maintain renters insurance throughout the lease, if permitted and specified by the lease. * Nonpayment: Failure to pay rent may result in a written 5-day notice to pay or vacate and further legal action as permitted by Arizona law. * Move-Out: Tenant must return possession in accordance with the lease, return keys/remotes, remove personal property, and leave the property reasonably clean. * Security Deposit Return: After termination and delivery of possession, Arizona law generally requires an itemized accounting and any refundable balance within 14 days, excluding Saturdays, Sundays, and legal holidays, subject to the statutory requirements.
