Utilities Tenant shall be solely responsible for establishing and maintaining electric service in their name with Tucson Electric Power (TEP) prior to occupancy. Water and sewer services shall remain in the Landlord's name. Tenant agrees to pay all monthly water/sewer charges exceeding $50, which shall be billed by Landlord and due upon receipt or with the following month's rent. Use of Premises Smoking is strictly prohibited inside the premises. Maintenance Tenant shall be responsible for letting the property manager know of all needed repairs and when weeds need to be trimmed. Property has a water system and tenant agrees to keep an eye out for wilting plants and letting the property manager know promptly. All apply unless otherwise agreed to in writing with the Property Manager. Rent & Security Deposit Monthly rent shall be $1,070. A partially refundable security deposit of $1,070 is required prior to move-in and shall not be applied toward the final month's rent. Renter's Insurance Tenant is required to maintain renter's insurance with a minimum liability coverage of $200,000 throughout the duration of the tenancy. Proof of insurance must be provided prior to occupancy and upon renewal. Property owner shall be named as an additional insured on the policy. Notice of Termination Although the parties intend for a long-term tenancy, either party may terminate this agreement by providing a minimum of thirty(30) days' written notice, to be given on the first day of a calendar month prior to vacating.
