Applicants with limited U.S. credit history, or scores between 620 and 659, may be considered with an increased security deposit, additional documentation, or a qualified guarantor. Pets: Up to two pets considered on a case-by-case basis with owner approval. Dogs limited to 35 lbs at maturity; certain breeds restricted per owner's insurance policy. Cats must be spayed or neutered. All pets must be current on vaccinations and on year-round flea prevention. $400 non-refundable pet fee and $25 per month pet rent for the first pet; $200 and $15 per month for a second. Photo and veterinary records required with application. Assistance animals are accommodated in accordance with fair housing law and are not subject to pet fees, pet rent, or breed and weight restrictions. Smoking: No smoking or vaping of any kind inside the home or garage. Renter's insurance: Required for the full lease term, with minimum $100,000 liability coverage and owner named as an additional interested party. Maintenance: Tenant is responsible for replacing HVAC filters and light bulbs and for keeping the irrigation system in working order. Owner handles HVAC, plumbing, electrical, roof, and appliance repairs. Other: No subletting or short-term rental use of any kind.
