Lease terms

Renter pays for gas and electricity usage monthly. Cable TV and Internet service is responsibility of Renter. Minimum 1-year lease term with security deposit equal to one month's rental rate due at signing of lease. Rental payment is due on the first business day of each month. Renter may not keep or allow pets or animals on the Premises or allow anyone to bring pets onto Premises. No smoking policy. Renter shall use the Premises only for residential purposes and obey and require anyone on the Premises to obey all laws and any restrictions that apply to the Premises. Lanlords or their agents under certain conditions have access to and may enter the unit. Renter may not assign the lease or sublease all or any part of the Premises. There will be no interest paid on the security deposit. Renters must be at least 55+ years of age (Community qualifies as a "55 and over Community"),at least one named resident living in the condo must be 55 years and over and only a 2 residents occupancy. All perspective renters will need to file an Application, a Credit Report, and a Background Check at their expense prior to any signed Lease document. Only fully completed Applications including both Credit and Background Checks will be reviewed and processed for potential residency.
