Lease terms

1. Identification Valid government-issued photo ID is required for all applicants. All prospective occupants 18 years of age or older are required to submit a rental application. 2. Income Requirements Applicants must have a minimum gross income of 2.5 times the monthly rent. Income must be verified with: Last 3 months pay stubs (within the last 30 days) or a signed employment agreement for new employment dated within the last 2 weeks. 3. Credit Score A credit score of 670 or higher is preferred. Credit scores below 670 will require an additional security deposit if accepted. 4. Rental History Prospective tenant must not have been previously evicted from a rental for reasons stemming from breach of rental agreement, including non-payment of rent on time. 5. Criminal History Applications with violent crimes, drug-related offenses, or sex offenses will be denied. Other criminal history will be evaluated on a case-by-case basis. Any felony is grounds for denial. Violent, drug, or sex offense misdemeanors within the last 5 years are grounds for denial. 6. Employment History Stable employment history is required, with a preferred minimum of 6 months at the current job. Refer to the income section for further details. 7. Pets Pets are allowed on a case-by-case basis with a refundable deposit of $300. No pet rent is charted. Tenant will need to provide evidence of professional carpet cleaning on move-out if there are pets. Breed and size restrictions may apply. 8. Smoking Smoking is not allowed inside the house. 9. Application Fee All applications must be submitted through Zillow. 10. Security Deposit A refundable security deposit equal to one month's rent is required at lease signing. Additional deposits may be required based on credit score and pet policy. 11. Lease Term 12 or 24 Month Residential Rental agreement available. 24 month leases carry incentives in the form of one months free rent. 12. Community Rules Renters must abide by HOA community rules and guidelines. 13. Utilities Renters are responsible for electricity, water, sewer, and garbage. 14. Included in Rent Rent includes HOA dues and Front yard landscape maintenance. 15. Renter's Insurance Renters must obtain insurance with coverage of at least $300,000.
