Application, Lease & Rental Requirements: Application Fee & Portable Tenant Screening Reports: All adult occupants age 18 or older must complete an application and tenant screening unless they provide an acceptable Portable Tenant Screening Report (PTSR) as allowed under Colorado law. The application fee is $55 per adult applicant, paid directly to the third-party screening company, and is used for the cost of obtaining credit history, criminal background, eviction history, income verification, and rental history verification to process the rental application. Pursuant to Colorado law, prospective tenants have the right to provide a Portable Tenant Screening Report, as defined by Colorado law. To be accepted, a PTSR must be dated within the previous 30 days and include the information required under Colorado law. Zillow applications may also be accepted if dated within the past 30 days and if they include the required screening information. Applicant Screening Criteria: Minimum credit score of 600. No evictions, foreclosures, or bankruptcies within the past 5 years. Combined household income must be at least 2x the monthly rent. For this property, the minimum combined monthly income requirement is $4,200. For applicants using a housing voucher, subsidy, or other lawful source of income, income requirements will be applied in accordance with Colorado law and based on the tenant's portion of rent, when applicable. Screening will include credit history, criminal background, eviction history, income verification, and rental history verification. Lease Terms & Utilities: 12-month lease required. Tenant is responsible for all utilities and trash service. Renter's insurance is required before move-in and must be maintained throughout the lease term. No smoking of any kind inside the home. No subletting. No manufacturing or cultivation of marijuana on the premises. Pet Policy: Dogs may be considered, subject to owner approval. Pet rent is $35 per month, per approved pet. Assistance animals, including service animals and emotional support animals, are not considered pets and will be reviewed separately in accordance with applicable fair housing laws. All ESA's must be verified by independent third party verification prior to lease signing. Reliable documentation may be requested for assistance animal accommodation requests when permitted by law.
