Lease terms

Perspective tenants may apply ONLY after viewing the property. Tenant is responsible for all utilities and lawn care. Security Deposit is $2,000.00. Rent is $1650/month with a 12 month lease. Pets with approval only. Pet rent is $50 per month per pet. Pet deposit is $250. Rental Requirements and Qualifications The management of this property supports the Fair Housing Act. Lease holder(s) must be 18 years or older and an application must be submitted by each applicant over the age of 18, even if living with a parent or guardian. Number of Occupants: Two person maximum occupancy per bedroom (unless otherwise dictated by State or Federal law). Roommates: Qualify for income jointly; each roommate must qualify individually in all other areas. Animals: Pets are permitted with pre-approval only. A pet security deposit of $250 per pet is charged, as well as pet rent of $50 per pet, per month. There is a 2 pet limit. Pets are limited to 70 lbs (combined). The tenant is responsible to familiarize themselves with and follow any local breed-specific laws/regulations that may apply. Restricted breeds include Akita, American Bulldog, American Pit Bull Terrier, Bull Mastiff, Chow, Doberman, German Shepard, Great Dane, Husky, Pit Bull, Presa Canario, Rottweiler, Staffordshire Terrier, Wolf, or any mix of the listed breeds. Dogs under 12 months old are not accepted. Application Fees: Application fee is $65.00 per applicant. Smoking Policy: Smoking, vaping, and e-cigarettes are strictly prohibited at this property. Renter's Insurance: All tenants are required to provide proof of renter's insurance. The landlord requires that the Tenant obtain their own renter's insurance coverage against all risk to personal harm and property damage. The Tenant's insurance policy must include minimum liability insurance of $300,000 and minimum personal property coverage of $30,000.
