TERM: 12 Months MONTHLY RENT: $2500.00 REFUNDABLE SECURITY DEPOSIT: $2,500.00 1 PET WELCOME -PET RENT: $50/month (welcome on case by case basis (no puppies - must be potty trained) TERMS: 1st months rent, security deposit and last month's rent (installment payments ok- can break down moving fees over 6 months) $45.00 non-refundable Screening fee for each adult over 18 years of age (Must view home prior to application) Rental Criteria includes, but is not limited to the following: Verifiable Income of 2.5x rent Minimum credit score of 680 for all adults over 18 9+months at current job 2+ years of good/verifiable rental history or mortgage history (Current and prior rental references must be favorable) No history of eviction or collection No smoking indoors Renter's insurance required Cat or potty trained dog permitted on case-by-case basis (Monthly Pet Rent $50) Tenants responsible for all yard maintenance Tenants responsible for all utilities For Self-Employed: Proof of Income: Your last 2 years of personal and business tax returns, year-to-date Profit and Loss (P&L) statements, 1099 forms, and 3 to 6 months of professional bank statements showing consistent deposits. - Business Verification: A business license, articles of incorporation, or a portfolio of active client contracts to show the stability and longevity of your work. - Standard Screenings: Expect a standard credit check to evaluate your debt management, alongside a background check. Beware of scams. We DO NOT post on Craigslist and never request funds prior to you viewing and applying for home. We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy.
