Lease terms

To ensure a fair and consistent application process, all prospective tenants must meet the following minimum qualification requirements. Rental Application All prospective tenants must submit a rental application through Zillow. Applications submitted through other sources will not be accepted. Credit Applicants should have strong credit. A minimum credit score of 700 is preferred; however, the Landlord reserves the right to consider the applicant's overall financial qualifications, rental history, income, debt obligations, and other relevant factors. Income Household gross monthly income should generally be at least three (3) times the monthly rent. Employment Applicants must provide proof of stable employment or other verifiable sources of income sufficient to meet the rental obligation. Rental History Applicants should have a positive rental history with no history of evictions, repeated late payments, or significant lease violations. Background Screening Applicants authorize the Landlord to review the information provided through the Zillow application, including credit history, criminal background (where permitted by law), eviction history, employment verification, and rental history. Identification Applicants must provide valid government-issued identification upon request. Occupancy All adult occupants must be disclosed during the application process and approved by the Landlord prior to occupancy. Accuracy of Information Providing false or misleading information on an application may result in denial of the application or termination of the lease if discovered after occupancy.
