Renter is responsible for water, gas ,electric, and internet. Rent will be due at the 1st of every month. Late fees will apply after two late payments of 5% of the rent or lower. Owner is responsible for fixing all accidental damage on the property however any damages done to the property and appliances that are not accidental are the renters responsibilities. Lease is a year by year term but monthly can be negotiable. The Owner has the right to terminate the lease agreement however owner must be required to provide at least a 30 day notice. Renters are not allowed to rent out rooms to other tenants. This will result in termination of the lease. The Premises is fit for human habitation. Tenant has examined the Premises prior to the execution of this Lease and is satisfied with the physical condition of the Premises, including but not limited to the heating, plumbing, and smoke detectors. Tenant agrees to maintain the Premises in a good condition and repair during the term of this Lease. Tenant agrees that all fixtures, plumbing, heating, electrical, appliances, equipment, and smoke and carbon monoxide detectors are in good working order and condition. Tenant also agrees that Landlord has made no promises to decorate, alter, repair, or improve the Premises. Tenant's acceptance of possession shall constitute conclusive evidence of Tenant's receipt of the Premises in good order and repair as of the commencement of the lease term. The Landlord or Landlord's agent has made no promises as to the condition or the repair of the Premises to Tenant unless they are expressed in this Lease or a rider attached to this Lease signed by Tenant and Landlord or Landlord's agent.
