Lease terms

1. Non-refundable deposit of $500 required along with refundable security deposit. 2. Tenant pays all utilities and other fees. 3. Tenant is required to maintain landascape/hardscape as it is during handover. 4. Renters Insurance required, due to high value property. 5. We DO NOT prefer pets but are willing to discuss it with eligible tenants. Rental Requirements 1. Monthly Income: Gross household income must be at least 2.75 times the monthly rent ($16,363.00 per month). Verification: Applicants must provide two months of recent pay stubs, a formal offer letter, or the previous year's tax returns (if self-employed). 2. Minimum Credit Score: A minimum FICO score of 700 is required for all adult applicants. Exclusions: Open bankruptcies or unpaid judgments from previous landlords may result in denial. Lack of History: Applicants with no credit history must provide evidence of timely payments for at least three recurring obligations (e.g., utilities, cell phone, or insurance) over the last 12 months. 3. Debt-to-Income (DTI) Ratio Threshold: Total monthly debt obligations (including the $5,750 rent, car payments, student loans, and minimum credit card payments) must not exceed 50% of gross monthly income. 4. Rental History Duration: At least 24 months of verifiable, positive rental history from a non-relative is required. Standards: No history of late rent payments (defined as more than 5 days late) more than twice in a 12-month period. Prior Conduct: No record of "Notice to Comply" for property damage, unauthorized pets, or noise disturbances within the last 24 months.
