Lease terms

Available July 1, 2026. No smoking or vaping permitted anywhere on the property. Cats only may be considered with prior written approval. Maximum of 4 approved cats. A non-refundable pet fee applies: $150 for the first approved cat and $50 for each additional approved cat. No dogs, other pets, or unauthorized animals permitted. Approved cats must be listed in a pet addendum. Assistance animals are handled separately as required by law. All adults 18+ who will live in the home must complete an application, authorize credit/background/eviction screening, and be listed on the lease. Employment, income, identity, and prior rental history will be verified. Tenant is responsible for all utilities, including electric, water, gas for the range, trash, internet/cable, and any other services. Home is on septic; tenant must follow septic-safe use rules, including no flushing wipes, feminine products, grease, chemicals, grease, litter, or other non-septic-safe items. Initial lease term is 12 months, with possible annual renewal or month-to-month transition only by written agreement. Off-street, uncovered parking only. No parking on grass or unauthorized areas. No inoperable, unregistered, leaking, or commercial vehicles may be kept on the property without written approval. Tenant is responsible for routine care as outlined in the lease, including keeping the home clean, promptly reporting maintenance issues, preventing damage, maintaining the yard/exterior areas, and keeping the property free of trash and debris. Security deposit, first month's rent, signed lease, and proof of renters insurance are required before move-in. Keys will not be released until all move-in requirements are complete.
