Lease terms

Lease Agreement Terms Rental Amount: Monthly rent is $1,150.00, which includes electric, water, internet, and all utilities. A discount is available for tenants paying the full lease term upfront, reducing the monthly rent to $1,150.00. Security Deposit: A security deposit equal to one month's rent ($1,150.00) is required upon signing the lease. This deposit will be held as security for any damage beyond normal wear and tear and is refundable at the end of the lease term, provided all conditions are met. Lease Term Options: The tenant may choose a lease term of 3, 6, 9, or 12 months. Early termination by the tenant will require a 30-day written notice, and the security deposit will not be refunded if the lease is broken prematurely unless otherwise agreed upon in writing. First Month's Rent: The first month's rent is due upon signing the lease. Occupancy: The apartment is suitable for a maximum of two (2) occupants. Any additional occupants must be approved by the landlord. Utilities Included: The rent includes electric, water, internet, and all other utilities. Any additional utility costs incurred due to excessive use (determined by the landlord) may be billed to the tenant. Pets: Pets are allowed with prior approval from the landlord. An additional non-refundable pet deposit of $250.00 is required per pet. Any damage caused by pets will be the responsibility of the tenant and may result in additional charges. Smoking: No smoking is allowed inside the apartment. Smoking inside will result in immediate forfeiture of the security deposit and may result in additional charges for cleaning and damages. Renter's Insurance: The tenant is required to maintain renter's insurance throughout the duration of the lease. Proof of insurance must be provided before move-in. Maintenance & Repairs: The tenant is responsible for keeping the apartment in clean and orderly condition. Any damage caused by the tenant or their guests must be reported to the landlord and will be repaired at the tenant's expense. Late Fees: Rent is due on the 1st of each month. If rent is not received by the 5th, a late fee of $50 will be charged. Subletting: Subletting or assigning the apartment to another person is not permitted without prior written consent from the landlord. Termination: The landlord reserves the right to terminate the lease with 30 days' written notice if any terms of the agreement are violated. Move-Out Requirements: The apartment must be left in the same condition as at the start of the lease, minus normal wear and tear. The security deposit will be returned within 30 days of move-out, pending inspection and settlement of any outstanding rent or damages.
