Lease terms

-Available for a 12-month (or longer) lease term. -Monthly rent is due on the 1st of each month. -Move-in costs include first month's rent, security deposit, and prepaid last month's rent -Property is rented unfurnished. -Tenant is responsible for all utilities and services associated with the home, including electricity, natural gas, water, sewer, garbage/recycling, internet, and cable (if applicable). -Electricity and natural gas service will be transferred into the tenant's name. Seattle Public Utilities charges (water, sewer, garbage/recycling) will be the tenant's responsibility and reimbursed based on actual charges. -Tenant is responsible for routine yard maintenance, including lawn care, landscaping upkeep, watering, weeding, and keeping outdoor areas clean and maintained. -One dedicated parking space is included at no additional cost. -Included appliances: refrigerator, stove/oven, microwave, dishwasher, washer, dryer, heating system, and air conditioning. -Tenant must maintain renters insurance ($300,000 personal liability coverage) throughout the lease term and provide proof of coverage before move-in. -Smoking and vaping are not permitted anywhere on the property. -Pets considered with approval. Maximum of 1 pet allowed. Cats and dogs permitted. Maximum pet weight: 35 lbs. Additional pet deposit and monthly pet rent ($75/month) apply. -Tenant is responsible for maintaining the property in good condition and promptly reporting maintenance issues. -Subleasing or assignment of the lease requires prior written landlord approval. -A move-in inspection will be completed to document the condition of the home before occupancy. -Property must be used for residential purposes only. -All occupants must be approved and listed as authorized residents under the lease.
