Lease terms

To ensure a comfortable and respectful living environment for everyone in the home, prospective tenants should review the following lease terms and house policies before applying. Lease Details Month-to-month lease agreement after an initial 6-month commitment period. Monthly rent is $600 per room and is due on the 1st of each month. A security deposit is required prior to move-in. Thirty (30) days written notice is required to terminate the lease by either party. Utilities Included The monthly rent includes normal residential usage of: Electricity Natural gas Water and sewer Trash service High-speed internet/Wi-Fi Excessive utility usage may result in additional charges shared among tenants. Shared Living Expectations This is a shared housing arrangement designed for students and working professionals who value a clean, quiet, and respectful home environment. NO ANIMALS ALLOWED Noise and Quiet Hours Quiet hours are from 10:00 PM to 7:00 AM daily. Loud music, parties, or disruptive behavior are not permitted. Guests and Overnight Visitors Occasional daytime guests are welcome with advance notice to housemates. Overnight guests are not permitted without prior written approval from the landlord. Long-term or frequent guests are prohibited. Cleaning Responsibilities Tenants are responsible for keeping their private room clean and sanitary. Shared spaces, including the kitchen, bathroom, and living areas, must be cleaned after each use. A rotating cleaning schedule for common areas may be implemented. Smoking, Alcohol, and Illegal Substances No smoking, vaping, or use of illegal drugs is permitted anywhere inside the property. Only in the backyard, away from the house Responsible alcohol consumption is permitted only if it does not disturb other residents or violate local laws. Parking Parking is available only in designated areas. (Driveway and Church parking lot spaces...facing Oakland Ave) Vehicles must be registered with management. Respectful Community Standards Tenants are expected to treat fellow residents with courtesy and respect. Harassment, threats, discrimination, or unsafe behavior will not be tolerated. Compliance with all local, state, and federal laws is required. Additional Rental Agreement Terms No subleasing or assignment of rooms without landlord approval. Renters are responsible for reporting maintenance issues promptly. Lost keys may result in replacement or lock change fees. Renters are responsible for any damages beyond normal wear and tear. Move-in and move-out inspections will be completed with management. Failure to follow house rules may result in lease termination.
