Lease terms

Lease Term Twelve (12) month lease minimum required unless otherwise approved by Landlord. Monthly Rent: Rent is due on the 1st day of each month. Rent is considered late after the 5th day of each month. Security Deposit: Security deposit equal to one month's rent (or as otherwise stated in the lease), due prior to move-in. Application Requirements: All occupants age 18 and older must complete an application and pass screening. Gross household income must be at least three (3) times the monthly rent. Income must be verifiable through recent pay stubs, tax returns, or other acceptable documentation. Satisfactory credit, background, rental history, and employment verification required. No prior evictions or outstanding landlord collections. Occupancy: Occupancy is limited to approved applicants listed on the lease. No subleasing or assignment without prior written consent from the Landlord. Utilities: Tenant is responsible for all utilities unless otherwise stated in the lease. Maintenance: Tenant is responsible for maintaining the premises in a clean and sanitary condition. Tenant shall promptly report maintenance issues or repairs. Tenant is responsible for damage caused by negligence, misuse, or unauthorized alterations. Pets: Pets are permitted only with prior written approval. Additional pet fees, pet rent, or pet deposit may apply. Breed, size, and quantity restrictions may apply. Smoking: No smoking or vaping is permitted inside the dwelling. Alterations: No painting, remodeling, satellite installation, or other alterations without prior written approval. Yard & Exterior: Tenant shall maintain any areas assigned to their exclusive use, including patios, decks, or yards, unless otherwise specified. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage upon request. Parking: Parking is permitted only in designated areas. No inoperable or unregistered vehicles may be stored on the property. Move-In Funds: First month's rent, security deposit, and any applicable fees are due in certified funds prior to possession.
