Rental Terms * **Lease Term 12-month lease. * **Monthly Rent $2,200 per month, due on the agreed-upon date each month. * **Security Deposit $3,300, due before move-in and subject to the terms of the lease and applicable Nevada law. * **Utilities Landlord pays water, sewer, and trash. Tenant is responsible for electricity/energy and internet service. * **Maintenance Tenant must keep the property clean and in good condition and promptly report any maintenance or repair issues. Tenant is responsible for damage caused by the tenant, occupants, or guests beyond normal wear and tear, as permitted by the lease and applicable law. * **Smoking No smoking is permitted inside the home. * **Pets No pets are permitted without prior written approval from the landlord. This does not affect rights regarding assistance animals under applicable law. * **Guests & Occupancy Only approved occupants may reside in the property. Guests are allowed for reasonable temporary visits but may not establish residency without landlord approval. * **Property Use Property is for residential use only. Tenant and guests must comply with applicable laws and HOA/community rules and avoid excessive noise, nuisance, or disturbances. * **Alterations No painting, installations, modifications, or alterations without prior written approval from the landlord.
